Cladding Packages for ICON

We’re thrilled to announce that ICON has appointed us to deliver the cladding packages for two major Ground Lease Model projects in Melbourne, in South Yarra and Port Melbourne. It’s an exciting chance to be involved again, and we couldn’t be more grateful!

What is Ground Lease Model?

The Ground Lease Model is exactly what it sounds like. Homes Victoria leases public land to a consortium for 40 years. That consortium finances, designs, builds, operates, and maintains the housing during that time. At the end of that period, the land and buildings returns to public ownership. In short, no public land is ever sold. These developments replace ageing housing with modern, energy-efficient homes that meet a variety of needs: social, affordable, specialist disability, and market rental. They also focus on community, adding parks, gardens, cafes, and shared spaces to bring people together. GLM1 wrapped up in early 2024 at Brighton, Flemington, and Prahran. Residents are moving in and making those spaces their own.

Now, GLM2 is under way in Prahran, South Yarra, Hampton East, and Port Melbourne. It will deliver around 1,370 homes: roughly 650 social, 180 affordable, and 55 specialist disability accommodation units, with the rest for market rent. In Port Melbourne’s Barak Beacon site, for example, older units are being replaced with 408 new homes, raising social housing by 46%.

Custom Clad End-to-End Cladding Package

For GLM1 at Flemington back in 2022, our team delivered the full cladding scope, from the design stage right through to installation on site. We supplied and installed Colorbond cladding and the supporting steel framing. Every part of the process was handled in-house so that the builder could rely on one team to keep things moving smoothly. The end result was modern, durable cladding that gave the new homes a sharp finish while meeting strict performance standards.

Now with GLM2 at South Yarra and Port Melbourne, we are building on that same experience. Once again, we are taking responsibility for the entire cladding package, combining design, manufacturing, supply and installation. But this time the scope is even broader. Along with Colorbond cladding and steel framing, we will also be delivering aluminium cladding systems and perforated screens. It is a bigger role and one that allows us to bring even more of our expertise to the table. We are proud to know our work will play a part in shaping two new communities, just as it did in Flemington.

From GLM1 to GLM2: We’re Proud to Be Back

Being invited back for GLM2 is a huge honour. It shows that our work on GLM1 made a real difference, not just in terms of quality construction, but in helping build neighbourhoods people actually want to live in. Now, getting to do it again in South Yarra and Port Melbourne means we’re not just building cladding; we’re continuing to support communities and deliver something genuinely valuable.
