Build to Rent Development at North
of Melbourne CBD
The Local Kensington is a Build to Rent (BTR) development featuring 477 premium apartments across six eight-level buildings, offering studio, 1, 2, and 3-bedroom options. Shared amenities include a swimming pool, gym, rooftop terraces, landscaped areas, and private rooms. The ground floor hosts retail spaces along Macaulay Road and Stubbs Street, with two basement levels for parking and storage.
The Local Kensington project encompasses a wide range of works, covering facades, shrouds, balcony separation screens, privacy screens, and architectural feature blades across six buildings. We started with the installation of over 150sqm of facade cladding using 4mm solid aluminium panels in Monument Zeus Matt finish.
For ceiling and wall detailing, we installed 41sqm of 25mmW x 50mmD aluminium battens with 25mm gaps, creating a modern design feature. Between units, we fitted 600sqm of balcony privacy screens, consisting of 9mm CFC cladding on both sides of a 50x50mm aluminium frame fixed to the top and bottom of the slab.
We also completed the installation of 122 feature blades on various units, using galvanised Locker Group mesh panels powder-coated in Dulux Electro Medium Bronze, adding a refined touch to the facades.
On the building's roof terrace, we installed shrouds with 150sqm of 6mm solid aluminium panels. Additionally, we installed 300lm of U-shape shrouds on the balcony areas between levels 3 to 5 with 6mm aluminium panels, improving the aesthetic across the buildings.
This project also included 12 balcony separation screens with 4mm perforated panels, 40 facade framing infills, and custom solid aluminium entry shrouds for two building entrances, delivering a cohesive, high-quality finish across all buildings.
